Does sanitizing air ducts actually do anything?
Only after the duct is clean and dry. Sanitizer is not a cleaning agent. Sprayed over dust, it coats the dust and nothing else. Sequence matters more than the chemical. We clean first, then treat, only where the surface can take it.
Substrate decides the method. Bare galvanized metal in pre-1960 Houston homes takes a surface treatment well. Rectangular trunks from the 1960s–80s often have internal fiberglass liner. Eroded liner sheds fibers and cannot be scrubbed or soaked. Fogging it usually makes a soggy mess. Flex duct inner liner is plastic film over a wire helix, so the product has to be rated for it. Anything applied inside a residential system should be EPA-registered for HVAC use, and the label should say so.
Sanitizing fails when the moisture source stays. Mold on a return near the air handler usually means condensate or a leaking pan. Sometimes attic air gets pulled through a platform return built into stud bays. Treat the growth and leave the seam open, and it returns.
Houston systems load up faster than the national rule of thumb suggests. Two to four years suits most occupied homes here. Sooner after flooding or remodeling drywall dust. Also sooner after a long outage with humidity sitting in a dormant system.
